I know that I am not alone in needed a garage door repair. The following guide is from The Family Handyman and is a terrific (and relatively simple) how-to to repair your garage door trim, door jamb, stop molding, and door seals.
If you are like me, you might be realizing that one more year of holding this together with paint is not going to cut it. Time to replace with PVC trim.
If you notice cracks forming in your asphalt surface, it’s important to repair them as soon as possible. Cracks allow moisture to penetrate the asphalt and weaken the surface. It’s also common for vegetation to grow in asphalt cracks, and that also contributes to weakening the surface.
If you have numerous cracks, where the asphalt surface begins to look like alligator skin, you probably won’t be able to repair it on your own. If the asphalt has low spots—which are essentially potholes even though they may not look like the full-blown version—you’ll probably need to have the asphalt professionally repaired as well.
But if your asphalt surface has just a few cracks, it is possible to repair it yourself by following these few steps.
Take your time in cleaning the crack. Making sure that all vegetation and debris is removed is the most important step in correctly caulking cracks in asphalt.

If you have a crumbling rubble foundation, you are probably wondering what your repair options are and what the cost might be. For starters, this is not a DIY job. Typical do it yourselfers don’t have the ability to lay the blocks required to make this repair.

My experience with a rubble foundation repair. I happened to be fortunate that the water infiltration into this basement was minimal. Because of that, I did not have wash out issued in the foundation. These old rubble foundation walls eventually give way if water infiltration is an issue. Over the years, the force of the water will break down the cement and the wall can start to crumble. On top of that, most people will apply a band-aid fix that will essentially skin the wall with cement. This will hold for a bit, but eventually the skin will start to flake off in large bits.

In our case, we had a foundation wall that was 14″ to 16″ thick. There was only one area where I had concern about the amount of rubble that had crumbled from the wall. When enough of the rubble foundation material crumbles away, it will compromise the integrity of the upper foundation (usually large stones or cement) and cause cracks, settling, or worse partial collapse. We hired a competent contractor who has done hundreds of jobs similar to this. The contractor is from the East Aurora, NY area where an old stone foundation is common.
Our fix could have been accomplished using a variety of techniques. The 2 best solutions were a poured interior wall, or a block interior wall. Due to cost and accessibility, we selected a block interior wall. The new block wall is tied to existing structure with Rebar and the wall itself is built to last. This interior wall is placed against the existing rubble foundation wall and will eliminate future crumbling of the foundation. Not only that, but it provides a crisp interior wall with a nice clean look.
The cost for a repair of this nature will depend on the linear feet you need to cover and the height of the new wall. Assuming you catch the repair prior to any structure being compromised, you will not have a need to do any lifting of the existing structure. This new interior wall essentially acts to “retain” the current footer.
Don’t let your rubble foundation get to the point where your house needs to be lifted and the foundation dug out and rebuilt.
Since we have a smaller basement area (there is some crawl space that isn’t affected), our cost was below $5,000. Some might not consider this a cheap fix, but it would certainly beat the $20,000 bill you will face should a major repair/reconstruction be required. A $3 tube of adhesive caulk along with a few screws and a little elbow grease was all that was needed to repair my garage door support bracket.

I have a Wayne Dalton garage door and the bracket ripped from the door yesterday morning. Kind of surprising since the door bracket was hanging from a single screw. I thought that I was going to be in for a hard to find part and a difficult repair.
Here is a view of the bracket. You can’t necessarily tell, but the bracket (also known as an Operator Reinforcement Bracket) has a crack just below the black bracket piece. It was bending and that point and probably would have cracked completely with one more operation of the garage door.
I haven’t ever experienced this issue, so I did a bit of research. Immediately, I was able to come up with a replacement bracket for Wayne Dalton door for about $20. However, that was mail order and I needed my garage door today. I figured I would give Lowe’s a shot to see if they carried a universal bracket. They did not, however, the gentleman in the building materials department had an idea.
Flip it upside down and reattach!
Funny, but the simplest solution often passes us by when we are in the midst of a project or repair. He was right. The only part of the bracket that saw any strain, was where the bracket attached to the garage door motor arm. I simply created a paper template and copied the screw hole pattern on the opposite end. It was a mirror image.
To attach the bracket, I used the existing screws (4) plus the screws where the black arm bracket attaches. The original installation utilized 2 beads of adhesive to attach. I went a bit overboard in this department and used adhesive wherever I had surface contact. In addition to that I added screws wherever possible (why not over do it here?). After all, this door only has a 1/16″ aluminum skin along with a lightweight foam core. There isn’t much holding power for a fastener.
