Western New York Assessors databases

Looking for comparable sales (comps) for a house in Western New York?

Below is a listing of links to some of the assessment offices in New York State. These are great tools to research properties and get list of comparable sales and comparable homes near your home, or near a subject property.

I have mentioned the following in a prior post, and it is a good National resource for data beyond just assessments. I thought that it would be good to provide it along with the other links relevant to home valuations. Zillow.com

Google Finance Private Companies

As many of you probably know, Google has announced a finance offering (Google Finance)that people can use to find information about public companies. It is a great site that has many of the features of the Yahoo (YHOO) finance offering and even links to many of the Yahoo finance pages.

What isn’t being mentioned too much is the fact that you can use Google Finance to do research on privately held companies. Much of the information comes from sources such as Hoovers, but you are probably already visiting Google (GOOG) and the way that they compile the data makes it very readable.

Take a look at a few Buffalo area companies. This is a great tool if you like to follow news about your employer, or if you are researching a potential employer in search of a new job.

Poke around at Google finance. The site is fun and useful.

Williamsville House Bargain

This home is located in the audubon area of Amherst, NY. These are nice neighborhoods that are close to SUNY at Buffalo (UB), the Audubon public library and the 990.

I believe that this is a neighborhood with a homeowners association, so there might be a monthly fee that would increase your monthly expenses, but this house seems like a good value for someone who wants to be in the Williamsville school district. Since this is on the North end of the town of Amherst, a commute to Buffalo, Lockport, Tonawanda, or even Canada is a short one.

  • Strong comps in the neighborhood.
  • Top school district. (Williamsville)
  • Relatively low assessed value/taxes .

Take a look for yourself.

This one was brought to my attention by a friend/realtor named Lisa Rapp. If you aren’t currently working with a realtor, why don’t you give Lisa a call to show you this home.

East Aurora, House Bargain

If you are familiar with East Aurora, you know about the charm of the Village. It is a terrific community that has an incredible history and a charm that isn’t usually found in a suburb of a large city. Real estate in East Aurora is usually priced at a nice premium to other Buffalo suburbs such as Lancaster, and Amherst yet the square footage in this home seems priced well.

This house is located at 40 Center Street, in East Aurora, NY. It is a good sized house that has already been sided and has a very deep (yet narrow) village lot.
Map to 40 Center Street, East Aurora, NY

I have seen it listed before and it appeared to be priced rather low. I am guessing that there are issues beyond cosmetic repairs that afflict this house. In any event, if you are looking for a relatively inexpensive home in the heart of the Village of East Aurora, this property might be right up your alley. From the description, it sounds like it is a foreclosure and certainly requires a good deal of elbow grease. It might just be an East Aurora handyman special.

If you take a look at the property, please keep us informed.
