Screening a tenant is something that every landlord should consider as a must for any prospective tenant. Most of you work hard to pay for your rental property and keep it in good shape. You don’t want a tenant who has a history of causing a great deal of damage, or who is participating in illegal activities such as drug dealing.
There are landlords who don’t bother to use the services of a tenant screeening company. The common reasons to avoid screening a tenant are:
- Didn’t want the apartment to go vacant.
- Didn’t want to pay for the background check report.
- Felt that they could judge the character of the potential tenant.
- Didn’t want to go through the contract setup that a tenant screening service requires
Here are a few background services that operate online.
Each is a bit different and you should check with each to be sure their service meets your needs. There are services that cater to the small landlord who might only own 1 or 2 properties and then there are services geared toward the property manager who operates hundreds of units.

Here are some free children’s playhouse plans. The plans are very easy to follow and include some photos and diagrams. This project will require some moderate woodworking or construction skills.

Many people were upset when Lancaster, NY took down their assessment challenge web site. The site referred to as OARS (online assessment review system) was helpful in finding comparables for your house and providing you with other homes in your area.
In addition to that, it was useful for local real estate investors when searching for a property in Lancaster. The profiles include quite a bit of detailed information regarding a property and also includes a picture of the property.
The system is back online. It might not be the easiest thing to find, so here is the link:

Are you looking to sell items on Ebay? If you are, do a little research first. There is a terrific site called Mpire.com that offers a lot of tools that you can and should use even if you are just looking to sell one item.
You should use the researcher prior to selling an item. The data that you can get for free will tell you the best description to use for your ebay item, the best time to start and end the listing, the price to start at and any additional features that you should pay for (gallery, bold, etc).
Mpire is able to do this by analyzing past Ebay sales data. Ebay opens their data to developers and Mpire is an example of the tools that come from this open access.

Are you looking to design your own deck and come up with a complete material list and layouts for your structure?
There is some great software out there to do a lot of the work for you. In fact, there is an online tool to design a deck and it will even provide you with enough information to bring to your local building department to obtain a permit to build your new deck.
The site is DIYOnline.com. Their deck design program is easy enough to use. You should be able to design your dream deck within about 20-30 minutes. You might find that you have to start over if you missed something, but you can save your deck designs and revisit them.
The deck plan print out that you receive when you are finished is terrific.
Best of all, this deck design software program is free.
