If you have ever searched for commercial real estate in Buffalo, NY or any suburb such as Amherst or Lancaster, you have probably found that searching for commercial real estate is far behind the ease of searching for residential real estate. In the Buffalo/Niagara area, you can do a simple search on the Buffalo Niagara MLS to find most properties in the region.
However, commercial real estate listings aren’t as easy. There is a commercial search at the Buffalo Niagara Homes site, but there is a great deal of commercial property that isn’t listed in that database. I am not sure of the reason why, but I am assuming that it has something to do with the cost to list (just a guess). To make your WNY commercial real estate search easier, I have compiled a list of local web sites where you can find listings. You will see some overlap here, but if you are looking hard, and don’t want to hit the roads just yet, this list should help you.
Some of the sites below will link you to Loopnet. You will be able to view all of the broker’s listings without having to pay the membership fee.
Commercial Real Estate Search (In no particular order)
A paid option is to search via LoopNet. You will be able to view a limited recordset with a free membership. The paid membership isn’t cheap, but you can subscribe for a short period. If you do end up locating a property, you will consider the cost as a pretty nominal expense.

An updated picture of my son’s playhouse. We made sure that it was ready for the winter weather. There is a dutch door so that we can keep an eye on what is going on back there. There is still a good deal of trim work that needs to be done. If the weather continues to cooperate, we should be able to complete it this weekend.

I have to hand it to a local site named SpeakUpWNY.com. I live in Lancaster, NY and the site certainly has a Lancaster lean to it. The main writer/blogger at the site is a local Lancaster resident who is well known around town.
They do a very good job of covering stories and providing an editorial about the subject matter.
They also have a rather active local message board. The forum is broken into topics and townships and is probably one of the more active local boards that you will find. I have been reading the site for a couple of years now and have noticed that some of the folks that post regularly are certainly in the know with regards to local real estate development. Much of what they have said has come to fruition. In fact, I wish that I had believed it a couple of years back when I was going to purchase a Transit Road property. Live and learn, hindsight, etc…

If you are in search of a duplex for sale, and one of your main considerations is the location, take a look at this duplex in Orchard Park. The listing did not include pictures, but the price seems fair for a duplex that is in the Orchard Park school district.
With an asking price of $144,900, you should be able to generate a rental income that more than covers a mortgage based on 100% value.

Looking for sites to search for bank owned and government owned properties? If you search for foreclosures at any search engine, you will come up with a number of paid services. Here is a list of sites that offer foreclosed properties. Each of the sites listed below should offer properties in New York State.

If you are like me and you like to browse local commercial real estate, you probably use www.huntcommercial.com as one of the sites that you view. You will probably find that most of the brokers don’t list the property prices within the listing or the presentation. Well, I came across a site a couple of days ago that seems to have the hunt pricing listed. Take a look at Propbot.com.
The primary site for listing commercial real estate is www.Loopnet.com. It can be a little frustrating since you have to be a member to view every property that comes up in your search, but if you visit the site through the listing brokers site, you will see property details. Here are some local commercial sites that use Loopnet.com.
