Orchard Park House Bargain
Here is a house that looks like it could be a bargain for the right person. It is located in the Eagle Heights subdivision in Orchard Park, NY.
The home is listed at $210,900 $199,900.00, but it is a foreclosure, so the price is certainly negotiable. There are strong comps in the neighborhood.

Negatives: Conditions of house, repairs and improvements needed, taxes ($8,290).
Positives: Top 3 school district in the Buffalo region (Orchard Park), Great square footage, large lot, good comps.

Does anybody have any information regarding the interior of this home? I understand that some inprovements are necessary, but does anyone know the extent to which this home needs updating? Thanks!

Rachel,
I know one person who has looked at the property. I will see if I can get some details from him. I think he looked out of curiousity more than anything, so he will probably not have any trouble giving some detail.
On a side note, the price is already down to $199,900.00 (as of today 4/3/2006).

Rachel,
I spoke with someone who was inside the Orchard Park House. They said that it was pretty dated and showed some evidence of water damage. The roof has been replaced, but it appears that the plywood on the roof might have delaminated from the prior covering allowing water through.
He mentioned that the home’s layout is ‘different’. There is a built in hot tub near the foyer. The square footage (4000+) that they mention in the realtor listing is probably counting the basement space. There is evidence of water back up in the basement area.
There is hardwood under carpeting in some of the main areas. The condition is unknown.
Overall, this still seems like it could be a nice home for the right price (isn’t anything). From the sound of it, a decent budget is needed for repairs and improvements. However, it is a nice sized lot in a great subdivision and community.
I hope that this helps.
