Here are a couple of quick bargain tips for rental property owners. I hate spending too much money on items that will eventually be damaged by tenant use, so I have located inexpensive sources for replacement. Here are a couple.
As a landlord, I find myself forced to replace items when tenants move out. One of the more common items that sees damage are the blinds. This isn’t an item that has to be provided by the landlord, but I like to in my units. I often see people buying blinds at stores like Bargain Outlet, Lowe’s, or Home Depot. If you want to cut your price in half, simply head to Big Lots. That is right, Big Lots carries mini blinds in all sizes for $3.50 per (most sizes). The larger sizes are $6.00. This is hard to beat since the big box store, and even stores like Bargain Outlet, run around $8 to $12.
While we are pointing out simple ways for a landlord to save money. Consider stores like Ollie’s when it comes to certain hardware items. One particular item that I have found at Ollie’s are door stoppers. That is right, door stoppers. Believe me, when you need 12 door stoppers because your tenants 3 year old loves tearing them off you will hate paying $5.47 for 2 at Home Depot. Why don’t you head over the Ollie’s. They have the exact product (Stanley brand) as Home Depot @ 2 for $0.99. That is a nice savings. You are not going to get rich with savings like this, but you will feel better about spending that money and you can use the savings to spend a little more on other items in your unit. Or, buy yourself lunch. Either way, you win.
If you have renovated a kitchen, you are certainly aware of how much of a bite the cost of cabinet hardware can take from your budget. When shopping for hardware, you will find that prices for knobs and pulls will vary wildly. If you are after higher end pulls, get ready to pay through the nose at the big box stores like Lowe’s and Home Depot. Even at the lower end of the market, you will find that your knobs will cost at least $2 each.
There is an inexpensive alternative available. The Internet! Since you are reading this, you certainly know that. However, I wanted to share what I found since it can be rather difficult to find cheap knobs and pulls online unless you look hard.
What I would recommend is that you pick something from a local store and mark down the brand and model. You might be surprised to find some sellers on Ebay offering the same items at half price.
In my case, I needed 20+ brushed nickel knobs and 2 brushed nickel drawer pulls. The drawer pulls was where there was a real savings. The in-store price was $4.99 each. Online, the cost was $2.99. There was a shipping cost, but since the items are small, they can be packed and shipped priority for $5.95. Consider the fact that this is an out of state seller who isn’t charging sales tax and some of that cost if off-set.

Pair these knobs and pulls with some inexpensive kitchen cabinets and you have a winning renovation that won’t break the bank.
As most readers of this blog know, the Kidde 1275 smoke detector is not a good unit. They were inexpensive and used by a ton of builders in new builds. Many folks have experienced middle of the night alarms that make it difficult to trust the units in the future. Since the alarms are hard wired, many folks would love a unit that can be swapped with the current ones with minimal effort.
Kidde has the same interface for a newer model and can swap out with the 1275′s. The unit is the i12040. If you don’t trust your old 1275′s, but don’t want to pay an electrician to rewire at every unit, the i12040′s might be worth a try. If Kidde has solved the defective unit issue with this model, then we can sleep tight.
In fact the cost for 10 replacement units would be less than the cost for an electrician to come out and rewire the connectors to a different model. This model also has a ‘hush’ feature that could come in handy.
If your 1275′s were installed by the builder, the reason for the false alarms could be due to dust during construction. Most builders will keep them covered with a cellophane cover during the construction phase, but that isn’t always the case. Swapping the 1275 out with a new i12040 could be a cheap fix for a big annoyance and middle of the night wake ups.
