Williamsville House Bargain

This home is located in the audubon area of Amherst, NY. These are nice neighborhoods that are close to SUNY at Buffalo (UB), the Audubon public library and the 990.

I believe that this is a neighborhood with a homeowners association, so there might be a monthly fee that would increase your monthly expenses, but this house seems like a good value for someone who wants to be in the Williamsville school district. Since this is on the North end of the town of Amherst, a commute to Buffalo, Lockport, Tonawanda, or even Canada is a short one.

  • Strong comps in the neighborhood.

  • Relatively low assessed value/taxes .

East Aurora, House Bargain

If you are familiar with East Aurora, you know about the charm of the Village. It is a terrific community that has an incredible history and a charm that isn’t usually found in a suburb of a large city. Real estate in East Aurora is usually priced at a nice premium to other Buffalo suburbs such as Lancaster, and Amherst yet the square footage in this home seems priced well.

This house is located at 40 Center Street, in East Aurora, NY. It is a good sized house that has already been sided and has a very deep (yet narrow) village lot.

I have seen it listed before and it appeared to be priced rather low. I am guessing that there are issues beyond cosmetic repairs that afflict this house. In any event, if you are looking for a relatively inexpensive home in the heart of the Village of East Aurora, this property might be right up your alley. From the description, it sounds like it is a foreclosure and certainly requires a good deal of elbow grease. It might just be an East Aurora handyman special.

The home is listed at $210,900 $199,900.00, but it is a foreclosure, so the price is certainly negotiable. There are strong comps in the neighborhood.

Real Estate Deals in Buffalo

I browse real estate listings on a daily basis. For the most part, I do it for fun. I guess it is my version of window shopping.

On occasion, I come across listings for properties that seem to be pretty good deals. I chat with people about these deals and there is usually a reason for the low prices for a home. However, many of these homes are ideal if you are going to live at that location and you are able to do some work yourself.

Often times, you will see a house that is pretty nice… except for…

It is the ‘except for’ that can often be remedied if you are a handy person. Perhaps you work for a landscaping company or own your own business. Maybe you are a roofer, concrete person, tree removal expert, etc. You probably get the picture.

A house that is a bargain, for a reason, might just be the right place for you because of your expertise. I am going to use this category to highlight some of these homes in the Buffalo and Western New York area.

The majority of my searching is done in the following suburbs (listed in my own order of priority).

  • Lancaster
  • Williamsville
  • Clarence
  • Elma
  • Amherst,Snyder
  • Orchard Park

I’ll keep doing my searching and when I find a place that I think looks like a nice deal, I will post some information. I will try to link to the listing on a local real estate web site. I hope that someone is able to find a home, or a project, that is right for their particular situation.
